Rental Registry

As of June 20, 2023, Shelter Island Town’s Rental Law has been amended, and now requires a safety inspection

Town Code §105-10 E. states following: Safety Inspection Required. The owner shall provide a written certification, form to be provided by the Building Department, from a licensed architect, licensed engineer or licensed home inspector that states that the rental dwelling unit fully complies with all the provisions of the Property Maintenance Code of the New York State Uniform Fire Prevention and Building Code and Code of the Town of Shelter Island. The certification shall include, but not be limited to, the number of bedrooms as indicated on the building plans filed with the Building Department for the structure(s) in which the rental is located, the square footage of each bedroom the location of every smoke & carbon monoxide detector, and a description of every improvement indicated on the survey. In lieu of the provision of a certification, an inspection may be conducted by the Building Department, and in cases where questions or concerns exist regarding information presented within an application the Building Department retains the right to require an inspection.

The safety inspection will cover all of the items in the Rental Inspection Checklist (PDF).

Inspections conducted by the Building Department can be scheduled Monday to Friday 9:30 AM to 3:00 PM or alternating Saturdays. Call Building Department at 631-749-0772 to make an appointment.

Please make sure all safety devices that require batteries (smoke alarms, CO alarms, pool door alarms etc.) are in good working order when the property is inspected and rented. Please do not remove batteries prior to inspection. The property will fail the safety inspection if batteries are removed. It is the property owners’ responsibility to check, on a regular basis, that all devices are operational and functioning as designed.   

1.    If you are renting 15 days or more, the Rental License Form (PDF) is required. This includes seasonal or year-round rentals. There is no fee associated with the long-term registry. 

2.    If you are renting 14 days or less, the Commercial Vacation Rental License (PDF) is required. This form is for first time applicants. (Please note Notary Public is available at the Town Clerk’s Office). Fee for this license is $150.00.

3.    If you previously held a Commercial Vacation Rental License, it can be simply renewed with Rental License Form (PDF). Renewal fee is $150.00. 

You can carry both the long-term registry AND the vacation license. The license and the permit run calendar year, and BOTH expire on 12/31/2025.

All home owners must notify the Town when their homes are being rented, by submitting Rental Registry Notification Form (PDF)
